How Much Does Pest Control Cost? What Actually Determines the Price
If you’re looking for pest control, one of the first questions you’re probably going to ask is a pretty simple one:
How much does pest control cost?
The frustrating answer is that there isn’t one price that makes sense for every home, property, or pest problem.
According to Dave Staib of Freedom Pest Services, the cost of pest control depends on what you’re treating, how much property needs to be treated, the products and labor required, and even what kind of warranty or follow-up service comes with the treatment.
As Dave puts it:
“There are a lot of things that affect the cost. What treatment are we doing? The size of a house and what you actually want treated…everything affects the cost.”
Here’s what homeowners should understand when comparing pest control prices – and why the cheapest quote doesn’t necessarily tell you which company offers the best value.
How Much Does Pest Control Cost?
The cost of pest control varies based on the pest being treated, the size of the home or property, the amount and type of product required, the time involved, the treatment method, and any warranty or follow-up service included.
That’s why it’s difficult to give an accurate pest control price without knowing what actually needs to be done.
Treating a typical home for common household pests is very different from performing a termite treatment, treating a large property for mosquitoes, or addressing an established bed bug infestation.
The better question isn’t necessarily, “What’s your pest control price?”
It’s:
“What am I getting for that price?”
Watch: The Truth About Pest Control Pricing
In this short video, Dave Staib of Freedom Pest Services explains some of the biggest factors that go into professional pest control pricing and why prices can vary so much from one service to another.
What Factors Affect the Cost of Pest Control?
Although every situation is different, most professional pest control pricing comes down to several major factors.
1. What Pest Are You Treating?
There is a major difference between preventative pest control and treating a specific infestation.
Ants, spiders, cockroaches, rodents, mosquitoes, bed bugs, and termites don’t all require the same products, equipment, treatment methods, or amount of time.
Some pests may also require specialized treatment or multiple visits.
That’s one reason a company can’t responsibly price every pest problem the same way.
2. How Large Is the Home or Property?
The amount of space being treated matters.
As Dave explains:
“Treating a 2,000-square-foot house is going to be way less expensive than treating two acres for mosquitoes.”
A larger home may require more product and more technician time. A large outdoor property can dramatically increase both.
That’s especially important when comparing quotes. A price that sounds great for one property may have very little relevance to another.

Why Are Termite Treatments More Expensive?
Termite treatments can cost considerably more than routine pest control because they may require substantially more product, labor, specialized equipment, and time to properly treat a structure.
Dave explains:
“Termite treatments are expensive because the chemicals are expensive, and you’re using hundreds upon hundreds of gallons sometimes, depending upon the structure, to do the treatment.”
Termites are also different from many nuisance pests because the stakes are higher. An untreated termite infestation can damage the wooden components of a home.
A professional termite quote should therefore be evaluated based on the treatment being proposed and the protection that comes with it, rather than simply choosing the lowest number.
Does the Product Used Affect Pest Control Pricing?
Yes.
Professional pest control products aren’t all interchangeable, and different pest problems require different materials and application methods.
The amount of product needed also matters.
A relatively small targeted application and a treatment requiring a significant amount of termiticide aren’t going to have the same material cost.
This is one reason Dave describes pest control as being largely time-and-material based.
You’re paying for more than someone simply showing up and spraying around the house. You’re paying for the technician’s time, professional products, equipment, knowledge of how and where those products should be applied, and the service that comes after the initial treatment.
The Warranty Matters More Than Most Homeowners Realize
Here’s one of the easiest things to overlook when comparing pest control prices:
What happens if the pests come back?
Some pest control programs include follow-up treatments or callbacks during a specified service period.
That has value.
Dave explains that Freedom Pest Services accounts for that possibility when pricing certain services:
“If we have to come back for treatment failures, we roll the cost of that potential follow-up visit or free callback…knowing that there is a chance that we have to come back.”
In other words, part of the price may be paying for the assurance that if the first treatment doesn’t completely solve the problem, you’re not immediately starting over with another service charge.
When you’re comparing pest control quotes, ask:
- Is there a warranty?
- How long does it last?
- Are callbacks included?
- What happens if I see pest activity again?
- Are there situations the warranty doesn’t cover?
Those answers can make two seemingly similar prices very different.
One-Time Pest Control vs. Recurring Pest Control
The type of service plan also affects what you’ll pay.
A one-time treatment addresses a particular problem at a particular point in time. Recurring pest control is designed to keep pest populations under control over the longer term.
That distinction matters because pest pressure doesn’t simply disappear after one application.
Homes are continually exposed to insects and other pests from the surrounding environment. Weather changes, moisture, food sources, vegetation, neighboring properties, and seasonal pest activity can all contribute to new activity.
For homeowners who deal with ongoing pest pressure, recurring service can make more sense than repeatedly waiting for a new infestation and paying for another one-time treatment.
Is Local Pest Control Cheaper Than a National Company?
Not necessarily in every situation – but the company you’re hiring can absolutely affect the price.
Large pest control companies and independent local companies have very different business models, overhead, service structures, and pricing strategies.
Dave has a unique perspective on this. Before Freedom Pest Services, he spent 14 years as a certified licensed applicator with the world’s largest pest-control company and also worked as an operations manager and trainer.
His advice is to look beyond the brand name and determine exactly what you’re receiving for the price.
At Freedom Pest Services, being locally owned means the people making decisions about pricing, treatments, callbacks, and customer service are much closer to the customers they serve.
That doesn’t automatically make every local quote cheaper. It does mean homeowners should compare the actual service and value being offered, rather than assuming a national company’s price is the industry standard.
Why Do Pest Control Quotes Vary So Much?
Two pest control quotes may be very different because the companies aren’t necessarily quoting the same treatment.
One company may include follow-up visits. Another may not.
One treatment may include a warranty. Another may have a different warranty period.
The proposed products, treatment areas, frequency of service, technician time, and pest-specific treatment methods can all differ.
So if you receive two very different quotes, don’t compare the totals alone.
Compare what each company is actually proposing to do.
What Should You Ask Before Hiring a Pest Control Company?
Before agreeing to a pest control service, ask the company:
- What exactly is included in this treatment?
- What areas of my property will you treat?
- Is this a one-time treatment or recurring program?
- How often will you return?
- Is there a warranty?
- Are callbacks included if the pest problem continues?
- Are there additional charges for follow-up treatments?
- Does this treatment cover the specific pest I’m dealing with?
- Who will actually be performing the service?
A reputable pest control company should be able to explain what you’re paying for in plain English.
So, What’s a Fair Price for Pest Control?
A fair pest control price is one that reflects the actual treatment your property needs and clearly explains what you’re receiving in return.
That means the cheapest quote isn’t automatically the best deal—and the most expensive quote isn’t automatically the best treatment.
Look at the entire service:
Treatment + products + technician expertise + property size + warranty + follow-up service.
That’s a much better comparison than price alone.

Frequently Asked Questions About Pest Control Pricing
How much does pest control cost?
Pest control pricing depends on the pest, property size, treatment method, amount and type of product required, technician time, frequency of service, and warranty or callback coverage. An accurate quote usually requires knowing what pest problem and property are being treated.
Why is termite treatment more expensive than regular pest control?
Termite treatments can require significantly more product, labor, specialized equipment, and treatment time than routine pest control. The size and construction of the structure can also affect the amount of termiticide and labor required.
Does the size of my house affect pest control cost?
Yes. Larger homes and properties generally require more technician time and treatment material. Outdoor treatments can also vary significantly depending on the amount of acreage being treated.
Does pest control include free callbacks?
It depends on the company and service plan. Some pest control programs include callbacks during a specified warranty or service period if covered pest activity continues. Always ask what’s included before comparing quotes.
Is recurring pest control cheaper than one-time treatments?
It depends on the pest problem and service plan. Recurring pest control spreads preventative treatment across scheduled visits, while one-time services address a specific problem. For homes with continual pest pressure, recurring service may provide better long-term value.
Why are pest control companies’ prices so different?
Companies may be quoting different products, treatment methods, service frequencies, warranties, and follow-up coverage. Compare what’s included in each quote rather than comparing only the final price.
